Just solved the problem! The trick was using the correct node type. Seems obvious now.
SystemAdmin: This might be a silly question, but does it work with WiFi? I'm wanting to automations and worried about cloud dependency.

Honestly, I'd choose OpenHAB over Hubitat for flexibility. Just remember the learning curve.
